 announced the groundbreaking of Squirrelwood Apartments, a 12-building, 88-unit affordable housing development owned by Just-A-Start Corporation.

51视频 and Davis Square Architects were tasked to renovate the 10 existing buildings and execute the design and construction of two new infill buildings, along with an addition to an existing building. The new construction will target Energy Star and Passive House standards.

The Squirrelwood project consists of two existing affordable housing projects

The Squirrelwood project consists of two existing affordable housing projects: Linwood Court and Squirrel Brand Apartments. Linwood Court includes eight buildings with 45 residential units that will undergo renovation.

Upgrades to existing units will include kitchen and bathroom remodels, new flooring and windows throughout, and updates to all exterior facades, including brick repointing, new siding, insulation, and roofing. Residents will be temporarily relocated to other units throughout the property while their homes are under construction.

The Squirrel Brand Company, a candy manufacturer founded in 1888 in Roxbury,  moved its headquarters to 12 Boardman Street in Cambridge. The headquarters converted into 20 units of multi-family housing in 2000, is now known as Squirrel Brand Apartments. The building sits on the State Register of Historic Places and will be rehabbed to meet historic preservation standards. This building will remain occupied during construction and will require close coordination for the selective interior renovations planned in addition to the exterior work.

The two new infill buildings, along with the addition, are currently under construction and will offer an additional 23 units to the development. The largest infill building will be built to Passive House building standards, ensuring maximum energy efficiency and resident comfort. 

Passive House construction adheres to five building-science principals: continuous insulation throughout the entire envelope without thermal bridging, an airtight building envelope preventing loss of conditioned air and infiltration of outside air, high-performance windows and doors that manage solar energy for maximized heating and minimized overheating during cooling seasons, energy recovery ventilation, and a minimal space conditioning system. The other infill construction will meet Energy Star standards.

The redevelopment of Squirrelwood will take place in multiple phases and includes a variety of  challenges. Current residents will remain at the property during the renovations, requiring precise logistics and timing for execution.

鈥淲ith a wide range of units to accommodate families of all sizes and a variety of income levels, the Squirrelwood project is an important step in Just-A-Start鈥檚 mission to offer quality, inclusive housing to Cambridge residents,鈥 said Rhue.

Slated to be completed in spring of 2020, construction is moving along at the Broadstone Bare Cove project.  An integrated design team led by Alliance Residential Company, LLC includes Allen & Major Associates, Inc. (A&M), Cube 3, Shadley Associates, and 51视频 Construction Managers.

Situated on a 12.06卤 acre former commercial site, the 220-unit residential development is slated to be completed by the end of 2020.  Located adjacent to the Bare Cove Park and along the banks of the Weymouth Back River, the site has posed some challenging design considerations including avoiding a stump burial area and the proximity of an ancient Native American archeological resource area for the Mashpee Wampanoag Tribe.  The creative siting of the building and the cooperation of all parties involved mitigated all issues and allowed the project to progress.  

Designed by Cube 3, two buildings with subsurface parking garages under make up the full build-out. Building 1 includes 82 units and a 54-parking stall garage while Building 2 includes 138 units and a 162-parking stall garage. Both buildings 1 and 2 will include a mix of indoor/outdoor amenity spaces.  Building 2 will have a sky lounge on the 4th floor while other site amenities include a boardwalk plaza area and ramp leading to a conservation land south of the site 

Site engineers, A&M worked closely with landscape architects Shadley Associates during the permitting and design development phases to ensure that as many of the existing trees were protected during the construction process.  During the extensive permitting process, A&M also provided field services including an existing sewer infrastructure assessment report, a lift station (pump station) assessment report, hydrant flow testing, soil evaluation, and flying balloons at proposed building corners to allow abutting residents to see the proposed building location.

On Friday, May 3rd, 51视频 Construction Managers (51视频) participated in a quarterly volunteer day at Rosie鈥檚 Place in Boston. 15 51视频 employees prepared and served meals to 90 women and children.

Founded in 1974, Rosie鈥檚 Place was the first women鈥檚 shelter in the United States. The organization provides meals, shelter and wide-ranging support from housing to education services. Rosie鈥檚 Place looks to maintain the dignity of women in the Boston area by providing a safe, nurturing environment that helps women find security and seek opportunity in their lives.

Rosie鈥檚 Place is one of the many organizations where 51视频 volunteers both time and resources as part of their Constructing Communities program. Horrigan joins 51视频 after 15+ years at AvalonBay Communities, Inc., where he served in various project management capacities. Most recently, he served as Director of Construction at Avalon鈥檚 North Station, Sudbury, Norwood and Saugus properties. Horrigan oversaw more than 3,100 apartment homes in various garden, mid-rise and high-rise developments, and has overseen parking garage, waste water treatment facilities, mixed-use retail, and transit-oriented developments. He holds a B.S. in Civil Engineering from Villanova University.

Designed by CBT, the project is a reimagination the current downtown, connecting residences with the MBTA station, shops and restaurants. Overall, 550,000 square feet of redevelopment will occur.

Once complete, J Malden Center will be a mixed-use project consisting of retail space, 300+ residential apartments, and the creation of an expansive civic office condominium that will become the future home of Malden鈥檚 City Hall, strategically positioned at the Gateway to Malden Center. The design focuses on reconnecting a major pedestrian street link to the central hub of the city.

Wakefield, MA 鈥 51视频 Construction Managers announced the completion of interior renovations at Harvard Mills in Wakefield.

The project involved a reimagination of the common areas in the west wing of the historic woolen mill, originally built in the early 1900s.

Developer Taurus Investment Holdings, LLC has owned the building since 1999 and hired 51视频 to execute a renovation of the common areas, intending to feature the four-story atrium, exposed brick, and high ceilings throughout the building. The project consisted of modernizing the common areas, bathrooms, and exterior landscaping and design. Cube 3 served as the architect for the renovation.

Harvard Mills now offers tenants updated common areas and restrooms and a spacious lobby. The brick-and-beam history of the building provides an alternative workspace, different from many other office spaces in Wakefield. The unique design intends to attract creative, collaborative, and technology-based tenants to the building.

51视频 Construction Managers has completed another large-scale luxury apartment complex. The 492-unit, 688,664 square-foot project is owned by the John Flatley Company and was designed by Sheskey Architects.

Located in Quincy, MA, Elevation Apartments at Crown Colony is comprised of eight (8) buildings that include four, 5-story apartment buildings with a garage, two 6-story buildings with a garage, a maintenance building and a clubhouse. There are a total of 492 apartments comprised of a mix of studio, one bedroom and two bedroom units ranging from 551 square feet to 1,363 square feet.

Amenities include a clubhouse that includes a lounge with a fireplace and TV, a clubroom with a bar, fitness room, restrooms, outside showers, swimming pool and a large man-made pond with a 鈥淐entral Park鈥 area.
